Can I Visit Your Office So You Can Help Me Find Accommodation Or So You Can Answer Some Of My Questions?

We represent landlords, and therefore don't require any agency fees from the (prospective) tenants.

It would be very inefficient if every person who is looking for housing would come to our office, and, not forget to mention, it would increase the workload whilst we do not get paid for this service. We would not be able to do our work properly as we would never have enough capacity to provide this kind of service to every person, free of charge.

Question 2

How Can I Rent Accommodation If I Am Under 18 Years Old?

You must be at least 18 years old to rent with us. However, if you are under 18, you can rent only if one of your parents provides a signed declaration and acts as the guarantor throughout the rental period.

The process is as follows:

For group rentals (e.g., apartments): All tenants aged 18 or older must sign the tenancy agreement.
For single accommodations (e.g., rooms or studios), this step is not required.
The deposit is paid.
A service fee of €250 (excluding VAT) is paid for preparing and processing the parental declaration.
The parental declaration is manually sent out.
The parent signs the declaration.
The parent signs the tenancy agreement on behalf of the minor.

To process the parental declaration, we need the following details:

Question 3

At What Date And Time Is The Check-Out Scheduled?

The check-out process is managed by the management company or the landlord, depending on the accommodation you are leasing. The check-out date and time are scheduled either as outlined in your tenancy contract or according to the schedule set by the responsible party.

Please note that we do not handle the check-out process directly. Once your contract is nearing its end, you can coordinate the check-out details with the management company or landlord. They will provide you with the necessary information regarding the date and time for your check-out.

Question 4

Can I Check-In On An Earlier/Later Date Than The Starting Date Of The Contract?

The earliest possible check-in date is the starting date of your contract. Check-ins are always scheduled on the contract start date to ensure a fair and smooth process. If you need to arrange a later check-in, this may be possible, but it is subject to availability. Please notify us in advance via email before your scheduled check-in.

Question 5

Can You Reserve An Accommodation For Me?

We work on a first-come, first-served basis which means that the first person who signs the rental agreement and meets the financial obligations gets the room. We do not reserve or hold accommodations. However, if the accommodation is available per an earlier date than the date the accommodation has been booked by you, reservation costs will be invoiced to you. The reservation costs can vary between €125 - €200 per week for a room, or €325 - €500 per week for a self contained accommodation like an apartment or house. Please contact us to inquire about the possibilities.

E.G: I signed a contract with the starting date of 1 November but I will not check-in until the 1st of January. How much will I be paying?

Kindly note that when calculating the weeks, the results will always be rounded up.

E.G: 27 days divided by 7 = 4 weeks.

Which Kind Of Accommodations Do You Provide?

We distinguish between five different types of accommodation; private bedrooms, semi-studios, studios, apartments, and houses. Understanding the distinctions between these, can help you make informed decisions when seeking the ideal residential space to meet your needs and lifestyle preferences.

Private Bedroom

A private bedroom refers to an individual room within a shared living arrangement, such as an apartment or house. It is designated for personal use and typically includes space for sleeping and storage. Private bedrooms can be rented separately in shared living arrangements, providing individuals with their own personal space while sharing common areas, such as the kitchen, living room, and bathroom, with other tenants.

Semi-Studio

A semi-studio is a residential unit that offers a combination of shared and private spaces. It typically includes a private bedroom and bathroom, while the kitchen and/or toilet (and/or other living areas) may be shared with other residents. Semi-studios are a popular option for those seeking a balance between privacy and affordability. Semi-studios are often favored by students who value privacy but are open to sharing common areas with like-minded individuals. It allows for a more social living environment while still providing a private bedroom for relaxation and study.

Studio

A studio apartment is a self-contained living space that typically features a single room encompassing the bedroom, living area, and kitchenette. It often has a separate bathroom. Apartment

Why Does Internationals In The Netherlands Require A Copy Of My Bank Card For Refunds?

In accordance with EU regulations and anti-money laundering practices, financial institutions or real estate agencies like ours must ensure that funds are transferred only to the rightful owner. To verify this, we require a copy of your bank card showing your name and IBAN clearly visible. This allows us to confirm that the name on the bank card matches the name associated with the provided bank account number.

If you prefer not to provide a copy of your bank card due to concerns about fraud or other reasons, we offer an alternative method. You can transfer a transaction of 0.01 euro cent to us from the specified bank account number. This allows us to verify the name associated with the bank account without needing to see your bank card.

Question 8

Why Is The Contract And Other Documents All In Dutch?

As per Dutch law, we are required to provide the tenancy agreement and T&C in Dutch. While an English version is optional, we do not offer this due to potential legal implications. Our company is considered a professional party under Dutch law, and any translation mistakes could be misleading. Since some terms and conditions do not translate easily, we have decided to provide the documents only in Dutch to avoid any confusion or errors.

We understand that not everything might be clear or easy to understand for non-Dutch speaking individuals. To assist you, we suggest the following options:

Use Google Translate to help with the translation.
Ask someone you know to help you understand the content.
Contact us directly via WhatsApp for assistance with translating specific unclear parts.
Or ask ChatGPT for help with translations or explanations.

Question 9

At What Date And Time Is The Pre-Check Out Scheduled?

Pre-checkouts are arranged by the management company or landlord, depending on the accommodation. They are typically scheduled between Monday to Thursday, around 2-4 weeks before the end of your stay.

While a pre-checkout is not mandatory, we highly recommend scheduling one to avoid any misunderstandings. This gives you the chance to ensure your accommodation is in the expected condition before the final check-out. Taking care of any necessary repairs or cleaning beforehand can help prevent potential fines or rent losses.

If you're unable to attend the pre-checkout at the scheduled time, please notify the management company at least 48 hours in advance by email or through your tenant portal. Failure to notify them or not attending without prior notice will result in a charge of €100 excluding VAT. per time.

What Are The Extra Fees With Apartments/Studio's For Stays Shorter Than Twelve Months?
