Why Is Cleaning Service Included In The Contract?

Accommodations marked with the ‘Welcome to NL’ tag are exclusively available to international students who are relocating to the Netherlands for the first time. This requirement is based on current legislation. We verify this by checking the current address submitted in the application form. A clean and well-maintained home is essential for a comfortable and hygienic living environment. To ensure this standard, the landlord has arranged a mandatory weekly cleaning service, which is included in the tenancy agreement.

What Does the Cleaning Service Cover?

  • Shared accommodations (room rentals): The cleaning applies to communal areas such as kitchens, bathrooms, toilets, and hallways. The total cost is divided among all tenants and typically ranges between €100 and €150 per month, depending on the size and layout of the property.

Example: In a household with three tenants, this means each person pays approximately €33.33 to €50 per month.

  • Studios or private apartments (not shared): In these units, the cleaning covers the entire space. As there are no other tenants, the full cost is borne by the occupant. The cost falls within the same range: €100 to €150 per month, depending on the size and condition of the unit.

This cleaning arrangement:

  • Ensures a consistently high standard of hygiene
  • Helps prevent disputes over cleaning responsibilities
  • Reduces the risk of deductions from your deposit at the end of your tenancy

Important: Waste Disposal

The cleaning service does not include the collection or removal of rubbish. Tenants are responsible for disposing of their own household waste according to the municipal waste collection schedule.

Can I Skip or Reduce the Cleaning Service?

The short answer: No, the cleaning service is mandatory and cannot be skipped or paused, even if unused. A minimum of 1 hour per week will always be charged.

This is because:

  • The cleaning company operates based on long-term contracts with the property management
  • Fixed costs (such as staff, transport, and scheduling) still apply, regardless of usage
  • The service ensures a basic level of hygiene that protects both the tenant and the property

Requests to reduce cleaning frequency can only be submitted after check-in, directly to the landlord or property manager. These requests are reviewed on a case-by-case basis, and approval is not guaranteed.
